How long does a room addition take?

Plans and permits run two to five months in most L.A. jurisdictions; construction on a single-room addition is typically three to five months after that. Second-story work and anything requiring a foundation upgrade adds to both ends.

Can we live in the house during construction?

In most cases yes. We close in the new structure before opening the existing wall, run dust barriers, and keep at least one bathroom and the kitchen in service. If there's a stretch where that isn't possible, you'll know the dates before we start.

Will my electrical panel handle it?

We do a load calculation during the estimate. Older 100A services often need an upgrade once you add a zone of HVAC and a bathroom, and it's much cheaper scheduled into the addition than added mid-build.

Do you handle the architect and engineer?

Yes. We coordinate the design and structural engineering, submit the set, and handle plan-check corrections. You get one point of contact rather than refereeing between three companies.
